A proposal for a new mixed-use development at 3050 West Pico Boulevard in Harvard Heights, Los Angeles has surfaced. The project, spearheaded by Uriu & Associates, aims to transform a vacant parcel into a dynamic urban space.

The proposed development entails the construction of a five-story mixed-use building that will integrate residential and retail spaces, alongside onsite parking provisions. The building, designed by Uriu & Associates, will occupy an area of 6,209 square feet and will stand at a height of 56 feet.

3050 West Pico Boulevard View

The envisioned structure will encompass 28 residential units, consisting of a mix of 12 studios and 16 one-bedroom apartments. Notably, three of these units will be allocated for Extremely Low Income households, addressing affordability concerns. Renderings showcase a design that pays homage to the area's historical architectural elements, with a two-story mass design and a blend of materials including stone-like bases and old brick front facades. The building will also feature arch elements at pedestrian and vehicular entries to enhance visual appeal.

Location and Review Process

Situated at the intersection of Pico Boulevard and Western Avenue, the project holds a strategic location within the Harvard Heights neighborhood. A project review meeting is slated for March 13, 2024, offering stakeholders an opportunity to provide input. However, the construction timeline remains undisclosed at present.
