What the 262 Fifth Avenue Project Includes
New renderings have surfaced for 262 Fifth Avenue, the ultra-luxury condominium tower rising at the corner of Fifth Avenue and 29th Street in Manhattan’s NoMad district. Developed by Five Points Development Group, the project is planned as an approximately 52-story, 860-foot-tall residential tower containing only 26 residences. The building is being positioned as Fifth Avenue’s tallest all-residential condominium development and one of the most exclusive luxury towers currently under development in New York City. Residences will consist of full-floor simplex homes, mezzanine residences, and duplex penthouses designed around privacy, expansive layouts, and panoramic skyline views. Pricing is expected to begin at approximately $7.5 million for simplex units, $8.75 million for mezzanine homes, and roughly $18 million for duplex residences.
What Makes the Tower Stand Out
The project marks the first New York City development for architecture firm Meganom, which designed the building alongside interiors by Norm Architects. SLCE Architects is serving as the architect of record. Renderings show an extremely slender supertall structure with minimalist detailing and floor-to-ceiling glass intended to maximize views of the Manhattan skyline. The tower’s design has already generated major attention because of its positioning along Fifth Avenue and its impact on nearby views of the Empire State Building. The development reflects the continued demand for highly exclusive, low-density luxury residential towers targeting ultra-high-net-worth global buyers. Private showings for the residences are expected to begin in May.
What the Project Signals for Manhattan Luxury Real Estate
The project highlights the continued resilience of Manhattan’s ultra-luxury residential market despite broader uncertainty across portions of commercial real estate. Developers continue targeting trophy condo buyers with highly curated boutique towers offering fewer units, larger floor plans, and hospitality-style services. The NoMad neighborhood in particular has become one of Manhattan’s fastest-growing luxury residential corridors because of its proximity to Midtown, Madison Square Park, and the Flatiron District. For Five Points Development Group, 262 Fifth Avenue represents one of the company’s most high-profile developments and further solidifies the trend of billionaire-backed supertall residential projects reshaping Manhattan’s skyline.
