What the First Phase Will Deliver
Construction has officially begun on Artisan Pointe, a new multi-phase affordable housing development located at 26115 S. Dixie Highway, Homestead, FL 33032, in Miami-Dade County's Naranja neighborhood. The first phase of the project will bring 115 apartments to the area, offering a mix of one-bedroom/one-bathroom, two-bedroom/one-bathroom, and two-bedroom/two-bathroom floor plans. The residences will be reserved for households earning 30%, 60%, or 70% of the Area Median Income (AMI). According to the project team, Miami-Dade County's current AMI is $87,200. Residents will also have access to several shared amenities, including a fitness center, coworking space for remote workers, and outdoor recreational areas designed to support community living.
What the Development Means for Naranja
Artisan Pointe is another significant investment in the rapidly growing Naranja neighborhood, where affordable housing continues to be in high demand. The project is being developed by Housing Trust Group in partnership with AM Affordable Housing, a nonprofit organization founded by former Miami Heat star Alonzo Mourning. The development team acquired the 4.3-acre site in April 2026 for $10.4 million, representing a substantial increase from the property's previous sale price of $5.7 million in 2021. The appreciation highlights the continued growth and investment activity across southern Miami-Dade County.
What the Project Says About the Local Housing Market
Demand for affordable housing continues to drive new development throughout South Florida, particularly in communities like Homestead and Naranja where population growth has accelerated in recent years. Artisan Pointe joins several other residential developments planned for the area, including the nearby Infinity Garden Apartments, reinforcing Naranja's position as one of Miami-Dade County's emerging residential markets. Once completed in early 2028, the community will provide much-needed housing options for working families while contributing to the neighborhood's long-term growth.
