The slated development involves the dismantling of three existing residential structures dating back to 1922, 1941, and 1948.

KTGY Architecture Takes the Lead

Charting the blueprint for this venture, KTGY Architecture is at the forefront of crafting a contemporary residential masterpiece. The design entails a four-story structure housing 18 residential units, including two earmarked for very-low income households. The entire edifice will span a footprint of 19,633 square feet, situated on a generous 11,491 square feet parcel. Parking convenience is not overlooked, with a subterranean garage accommodating 20 spaces.

Navigating the Approval Process

With the project application officially submitted, a meticulous review and approval process is underway. A Notice of Exemption (NoE) signals that the project falls within the in-fill development category, exempting it from CEQA review. Conditions for exemption range from alignment with general plan policies and zoning regulations to a negligible impact on traffic, noise, air quality, and water quality. The chosen site, spanning no more than five acres, further cements its eligibility.
