A new rendering has been released for a 12-story student housing development at 2740 Webster Avenue in the Fordham neighborhood of the Bronx. The project is being developed through a joint venture between Maddd Equities and Stagg Group and is designed by Aufgang Architects. The 130-foot-tall building will encompass approximately 215,129 square feet and deliver 162 dormitory units with capacity for approximately 600 residents. Based on the unit count, the residences are expected to consist primarily of multi-bedroom suites designed for student living. Plans also call for a 20-foot rear yard, according to permits filed by RYTY Home Builders. The development occupies a 10,000-square-foot site at the intersection of Webster Avenue and East 197th Street.
What the Design Features
The latest rendering shows a contemporary design featuring a multifaceted massing that responds to the angle of Webster Avenue. The façade combines several materials and architectural elements, including dark red metal paneling arranged in an irregular pattern around floor-to-ceiling windows, black metal cladding with ribbon windows across the middle floors, and a light gray exterior enclosing the upper stories above a setback. The ground floor will feature expansive glazing along the street frontage, creating a more active pedestrian experience. The property is currently occupied by a surface parking lot.
What Else Is Planned for the Site
The dormitory is one of two major developments planned by the same development team along Webster Avenue. Immediately adjacent, 2768 Webster Avenue is planned as a 13-story, 439,862-square-foot mixed-use building that will include 510 residential units, 51,065 square feet of commercial space, and a 73-space parking garage. Additional design details for that project have not yet been released. Together, the developments represent a significant investment in the Fordham corridor, adding both student housing and market-rate residential space near major transit and educational institutions.
What This Means for Fordham and the Bronx
The new residence will expand housing options while placing students within walking distance of the university's Rose Hill campus. The site benefits from access to the B and D subway lines at Kingsbridge Road, as well as the nearby Fordham and Botanical Garden Metro-North stations. The location is also adjacent to the New York Botanical Garden, one of the Bronx's most prominent cultural destinations. With completion targeted for July 2028, the dormitory is expected to welcome residents for the 2029 academic year, contributing to ongoing redevelopment along Webster Avenue.
