What the Commerce District Will Add

Signorelli is expanding its 1,400-acre Valley Ranch master-planned community with the launch of Commerce District at Valley Ranch, a new 55-acre mixed-use development designed to become a regional destination for shopping, dining, business, and entertainment. Located along the rapidly growing U.S. 59/I-69 corridor in New Caney, Texas, the project will add more than 1 million square feet of commercial space as Valley Ranch continues to evolve into a live-work-play community serving northeast Houston. Construction is expected to begin in late July 2026 following the completion of roadway and utility infrastructure.

What the First Phase Includes

The first phase will be anchored by a 120,000-square-foot H-E-B supermarket, marking the retailer's first store in New Caney and its 11th location in Montgomery County. Expected to open in fall 2027, the store will feature H-E-B Curbside, a fuel station, and a car wash. The initial phase will also include nearly 20,000 square feet of retail space along with two outparcel sites planned for restaurants, retailers, and service-oriented businesses.

What Future Phases Will Deliver

As the development expands, Commerce District will add more than 700,000 square feet of Class A office, multifamily, and hospitality space alongside additional retail, dining, and entertainment venues. Future plans include luxury apartments, corporate office space, chef-driven restaurants, public plazas, and landscaped gathering areas that will create a walkable environment connecting residential, commercial, and lifestyle amenities. The project will also complement the recently announced 328-acre Azalea District, Valley Ranch's final single-family neighborhood, where 359 homes will be built by First America Homes.

What This Means for the Houston Market

Commerce District represents another major investment in the fast-growing northeast Houston region, where continued population growth is fueling demand for integrated mixed-use developments. The project builds on the success of Valley Ranch Town Center, which spans 1.5 million square feet, is 97% occupied, and attracts nearly 12 million visitors annually. It also complements the nearby Marketplace District and the planned Entertainment District, which includes approximately 1.4 million square feet of mixed-use development anchored by a 210,000-square-foot convention center expected to open in late 2026. When completed, Valley Ranch will encompass approximately 2.55 million square feet of retail, office, hospitality, restaurant, entertainment, and mixed-use development, making it one of the largest master-planned commercial destinations in the region.
