Hilton Expands Its Gulf Coast Footprint
Hilton is bringing its Signia brand to Florida’s Gulf Coast as Naples Grande Beach Resort undergoes a property-wide renovation. The resort is expected to debut under the new flag in January 2027, with reservations already available for 2027 stays. For hospitality investors, the conversion highlights the value of repositioning established resort assets in supply-constrained coastal markets rather than pursuing new ground-up development.
Major Renovation Underway
The renovation is updating guest rooms, suites and villas, while also refreshing dining venues, wellness facilities, arrival areas, pools and gathering spaces. Hilton describes it as the property's most significant transformation in nearly 40 years. The resort already offers a substantial hospitality platform, including 83,000 square feet of meeting and event space, three pools, tennis facilities and a full-service spa. Its location also provides access to the Gulf Coast beach through the Clam Pass mangrove area.
Signia Targets Luxury Resort Demand
Once complete, Naples Grande will become the first Signia Hilton on Florida's Gulf Coast and the brand's third Florida property, joining Signia locations in Orlando and Hollywood. Hilton says the addition expands its Florida portfolio to more than 540 hotels. The repositioning also gives Hilton a stronger presence in one of Florida's established luxury leisure markets, while allowing the existing resort to retain its large-scale accommodations, event facilities and coastal location.
What It Means for Hospitality Investors
The Naples Grande conversion is another example of hotel repositioning and brand upgrades driving investment in established Florida destinations. With limited beachfront development opportunities, upgrading an existing resort can create a new revenue opportunity without adding another large coastal development.
