  • Naftali Group revealed the penthouse collection at Viceroy Residences Fort Lauderdale.
  • The luxury residences are priced between $8.8 million and $10.4 million and sit atop the city’s first Viceroy-branded condominium tower.
  • The 45-story project includes 251 residences and more than 30,000 square feet of hospitality-focused amenities.

What the Penthouse Collection Includes

Naftali Group has officially unveiled the penthouse collection at Viceroy Residences Fort Lauderdale, offering a first look at the highest-end residences within the city’s first Viceroy-branded luxury condominium tower. Developed by Naftali Group, the penthouses sit atop the 500-foot waterfront tower and are being positioned as the project’s most exclusive residential offering. The collection includes two four-bedroom residences featuring more than 4,000 square feet of interior living space and over 2,000 square feet of outdoor terraces with panoramic views of the Atlantic Ocean, Intracoastal Waterway, and Fort Lauderdale skyline. Each residence includes private elevator access, 11-foot ceilings, outdoor kitchens, private hot tubs, media rooms, walk-in pantries, and expansive indoor-outdoor layouts designed for both entertaining and full-time living.

What Designers and Executives Say About the Project

The penthouses were designed by Rockwell Group, the internationally recognized design studio behind projects including Fontainebleau Las Vegas and Nobu Hotel Miami Beach. Danielle Naftali said buyers are increasingly prioritizing hospitality-driven residential experiences that combine wellness, luxury, and social living.
“Buyers are gravitating toward a more hospitality-driven lifestyle, where home and social life blend together seamlessly,” Naftali said.
The project is being exclusively represented by Douglas Elliman.
Jay Phillip Parker said demand remains strong among both domestic and international buyers looking for elevated luxury living in South Florida.

What Amenities the Development Will Offer

Viceroy Residences Fort Lauderdale is designed around a hospitality-forward lifestyle model featuring more than 30,000 square feet of amenities and services. Amenities include a signature restaurant and private members club operated by The h.wood Group, alongside resident lounges, karaoke rooms, screening rooms, wine bars, and curated social spaces. Residents will also receive beach club access and social membership opportunities through the project’s partnership with The FORT pickleball club. Wellness features include spa treatment suites, yoga and boxing studios, saunas, steam rooms, cold plunges, and multiple resort-style pools with cabanas and floating daybeds.

What This Means for Fort Lauderdale Luxury Real Estate

The launch reflects Fort Lauderdale’s continued emergence as one of South Florida’s fastest-growing luxury residential markets. Developers are increasingly targeting the city with hospitality-branded condominium projects aimed at affluent buyers seeking luxury amenities, resort-style services, and waterfront access outside of Miami. The area surrounding Las Olas Boulevard and Flagler Village has become especially active as new residential towers, restaurants, hotels, and mixed-use projects continue reshaping the city’s urban core.

What the Project Could Mean for the Market

Viceroy Residences Fort Lauderdale highlights the continued demand for branded luxury residences tied to globally recognized hospitality and lifestyle brands. As South Florida continues attracting wealth migration, international buyers, and corporate relocations, developers are increasingly focusing on experiential living concepts that blend residential ownership with hotel-style services and wellness-focused amenities.
