Mount Sinai Westchester Micro Hospital

Mount Sinai Medical Center is nearing completion of the first phase of its new hospital campus at 8200 SW Eighth Street in Westchester, marking its second full-service hospital presence in South Florida. The four-story, 112,000 square foot facility is designed as a micro hospital model, delivering comprehensive care in a right-sized footprint tailored to an underserved area of Miami-Dade County. Phase one alone carries a $150 million investment, largely financed internally.

What 112,000 Square Feet Means for Healthcare Access

The first phase includes the shell and core of the main building, along with a freestanding emergency department on the ground floor. The ED will feature 24 bays and support 44 inpatient beds at a time, creating a robust but efficient care model. Outpatient imaging is also a focal point of the opening phase. By balancing inpatient capacity with expanded diagnostic services, Mount Sinai aims to replicate the standard of care delivered at its Miami Beach campus while adapting to the scale of the Westchester community. A June temporary certificate of occupancy will allow equipment and furniture installation, with the hospital expected to go live in Q4.

What Phased Expansion Means for Long-Term Growth

Future phases will build out upper floors into a full hospital platform, including surgical suites and additional patient beds. A structured parking garage and expanded outpatient services are also in design development, currently about two-thirds complete.

This phased rollout reduces capital risk while allowing Mount Sinai to scale services based on demand growth and utilization trends.

Healthcare infrastructure is one of the most resilient real estate sectors in South Florida. Population growth, aging demographics, and continued migration into Miami-Dade support long-term demand for localized care delivery. For nearby landlords and retail owners, hospital campuses often catalyze surrounding development, increasing demand for medical office, pharmacy, food service, and workforce housing. Mount Sinai’s Westchester campus reflects a broader theme in South Florida real estate. Institutional operators are doubling down on community-based healthcare delivery models that shorten travel distances and expand regional coverage.
