Coral Gables Gets Another Reason to Put Ultra-Wealthy Eyes on the Market

Moda in Miami is locking in the Biltmore Hotel in Coral Gables for its fourth edition, Feb. 26–28, 2027. For the real estate market surrounding the century-old property, it is more than a car show. The event has become one of South Florida's highest-density gatherings of ultra-high-net-worth buyers, the same demographic pushing Coral Gables single-family homes to an average sale price of $4M and Gables Estates waterfront to $3,100 per square foot.

The crossover is no longer implicit. The 2026 edition put Sotheby's Concierge Auctions on the show grounds, gaveling trophy properties in front of collectors who had just watched $74.5M change hands at the prior year's RM Sotheby's automotive auction. For 2027, organizers are expanding that auction to two full days — the centerpiece of a weekend that draws more than 10,000 attendees from 27 countries to one of Florida's most tightly-held residential submarkets.

The Biltmore as the Stage

The venue is doing real estate work that cars alone cannot. The Biltmore Hotel — owned by the City of Coral Gables, 100 years old as of 2026, spread across more than 150 acres of Mediterranean-style grounds, functions less as a backdrop and more as a living proof of concept: what ultra-luxury looks like when it has been built and maintained for a century. Placing the world's wealthiest collectors inside Coral Gables for three consecutive days each February is marketing, not a brokerage brochure.

A Broader Door, a Deeper Auction

Organizers are repositioning attendance to pull in the next wave. VIP hospitality pricing drops from $875 to $550 per day, with suites now placed directly among the vehicles rather than separated from the show floor. A Next Gen ticket at $75 opens the event to attendees aged 16 to 25; children 15 and under enter free with an adult. The 100 Club 100 enthusiast-owned supercars and hypercars from across South Florida return for its fourth straight year, parading through Coral Gables before rolling onto the grounds, one of the weekend's most visible moments for the surrounding neighborhood.

The 400-plus vehicles on the showfield will span more than a century of automotive history, from Brass Era automobiles and pre-war coachbuilt classics to modern hypercars.

What This Means for the Market

The formula, a two-day auction, 400-plus collector vehicles, and an audience with the liquidity to shop both markets, keeps Coral Gables in the conversation for buyers who may not have otherwise made the trip. Median home prices in the submarket climbed 22.7% year-over-year to $1.65M; non-waterfront single-family homes trade at roughly $950 per square foot, and Gables Estates waterfront moves at $3,100. Moda's February footprint is not closing those deals, but it is putting the right people on the right block.

Ticket sales for the 2027 edition are expected to open later this year.
