Their ambitious plan aims to elevate the South Austin Entertainment District into a premier nightlife destination, akin to the renowned Rainey Street. According to the Austin Business Journal, the project, driven by the South Austin Bar and Property Owners Association, is gaining momentum, with three apartment complexes already underway nearby, providing a significant boost to the transformation.
A Vibrant Mix: From Bars to Residences, Retail, and Entertainment
The South Austin Bar and Property Owners Association, comprising MN&O Investment Group, Austin NNN, and Investcor, envisions turning a distant stretch of bars into a dynamic district. Their comprehensive plan includes a mix of residential spaces, retail outlets, and entertainment venues such as restaurants, bars, and music hubs. As part of this makeover, the association aims to introduce a one-mile hike-and-bike trail to address the district's lack of sidewalks, providing a recreational space for residents and visitors alike.
Strategic Land Acquisitions and Adaptive Reuse Plans
Austin NNN, a key player in the association, has strategically acquired 22 land parcels in the area along with several 1950s single-family homes. Their intention is to rezone these properties for commercial use, transforming them into vibrant restaurant and bar spaces. Additionally, new constructions are on the horizon. Situated south of Slaughter Lane on Menchaca Road, the proposed district already hosts popular bars like the Armadillo Den, the Hive, and South Austin Beer Garden. The association's transformative plans are set to rejuvenate this locale.
Trailblazing Timeline: Trail Construction Set for January Start
While the specifics of the project are still unfolding, the association anticipates commencing work on the hike-and-bike trail as early as January. With the district's full transformation expected within one to two years, this timeline indicates a swift and dynamic approach to revitalizing South Austin. As these changes unfold, the area is poised to become a thriving hub for both residents and visitors seeking a fresh and vibrant nightlife experience.
Adjacent Developments: Apartments and Ecosystem-Focused Living
Adjacent to the entertainment district, multiple apartment projects are in the works, contributing to the area's revitalization. United Properties is developing the 302-unit Shelby Ranch, incorporating unique features such as a chicken coop, community food garden, bee hive, and fruit-bearing trees. Invescor's Local, a 233-unit apartment complex with a 6,800-square-foot restaurant, and MNO Partners' plans for a 438-unit apartment complex further underscore the broader transformation taking place in South Austin.
