The City of El Monte has approved a new housing project by MJW Investments at 3700 Monterey Avenue, adjacent to the Metrolink station. The project, named Paseo Santa Fe, involves the construction of three-story buildings comprising 87 townhome-style condominiums and parking for 201 vehicles.
Design and Features
The design of Paseo Santa Fe features Spanish-style architecture, with white stucco and tile roofs. The condominiums will consist of three- and four-bedroom dwellings ranging from 1,387 to 1,837 square feet, each with two or three bathrooms and a two-car garage.
Community Amenities
A portion of the 3.8-acre project site, approximately .79 acres at Valley Boulevard and Monterey Avenue, will be dedicated to a new city park. This park will include playgrounds, swings, benches, a picnic area, shade structures, public restrooms, art installations, and landscaping. Additionally, the project will include the construction of the El Monte Paseo, a pedestrian path connecting Valley Boulevard to the Metrolink station and bus station.
Timeline
Construction of Paseo Santa Fe is slated to begin in June 2024 and is expected to be completed by June 2026, as per an environmental report circulated for the project.
Impact and Context
This project is part of a trend of development around the El Monte Metrolink station, following previous affordable housing developments along Valley Boulevard. The area surrounding the Metrolink station and bus station has seen an increase in housing development, revitalizing previously vacant sites.
