Development plans at 3475 Torrance Boulevard

A mixed-use residential and medical office project is planned at 3475 Torrance Boulevard in Torrance. The project is being developed by James Suhr & Associates and received city approvals in mid-2025. Plans call for the redevelopment of an existing medical office property into a six-story building combining housing and healthcare space.

What the project will deliver to the area

The development will include 106 residential units across the upper floors and 12,226 square feet of medical office space at street level. A semi-subterranean parking garage is also planned. City officials approved density bonus incentives for the project. In exchange, 16 apartments will be reserved for very low and moderate-income renters.

Design and construction timeline

The project is designed by Pleskow Architects. Renderings show a contemporary structure with stacked and offset massing, along with a central courtyard positioned above a podium level. Construction is expected to take roughly two years.

What the project means for the Del Amo area

The site sits near Del Amo Fashion Center, an area seeing a wave of new residential development. Recent nearby projects include a 260-home development from Lennar and an approved 449-unit apartment complex across Torrance Boulevard, reflecting continued housing growth around major retail and employment hubs.
