Traded Editorial
- Millennium Partners updated plans for The Eastern at 8300 Wilshire Boulevard
- Luxury residential tower was reduced from 249 units to 211 units
- Developer is now pursuing approvals under California’s AB 2011 legislation
What The Revised Beverly Hills Proposal Includes
Millennium Partners has revised plans for its proposed luxury residential tower at 8300 Wilshire Boulevard in Beverly Hills. Known as The Eastern, the updated proposal calls for a 34-story high-rise rising roughly 434 feet at the eastern gateway of Beverly Hills. The project would replace an existing strip mall property with a new mixed-use residential development featuring 211 condominium residences, ground-floor restaurant space, and a 473-car parking garage. The latest version reduces the total residential count from the originally proposed 249 units while increasing the affordable housing component.
What Changed In The Updated Plan
Under the revised proposal, affordable housing units increased from 22 to 32 residences. The residential mix will include one-bedroom, two-bedroom, and three-bedroom layouts aimed at the luxury market. The redesign also maintains large-scale parking capacity and restaurant space at street level while slightly lowering overall density compared to earlier plans. The tower was designed by Handel Architects with landscape architecture by RIOS. Renderings show a curved glass-and-steel tower with cascading terraces intended to create a more sculptural skyline presence along Wilshire Boulevard.
What AB 2011 Changes For The Project
One of the most important shifts in the proposal involves the developer’s use of California’s AB 2011 legislation. The state law allows qualifying housing developments to move forward on commercially zoned land while bypassing certain discretionary local approval processes. By using AB 2011, Millennium Partners may avoid portions of the traditional entitlement process that would normally apply to a project of this scale in Beverly Hills. This strategy reflects a growing trend among California developers seeking to streamline approvals amid ongoing housing shortages and lengthy local entitlement battles.
What This Means For Beverly Hills Development
The Eastern would become one of the tallest residential towers proposed for Beverly Hills and another major addition to the city’s evolving Wilshire corridor. The project also aligns with a broader wave of luxury and mixed-use development activity transforming the eastern edge of Beverly Hills, including nearby projects such as One Beverly Hills. As state housing laws continue overriding portions of local zoning control, projects like The Eastern are becoming increasingly important examples of how California’s development landscape is shifting. The proposal positions the tower as a landmark gateway project at the eastern entrance to Beverly Hills.
