In a major milestone for South Florida multifamily development, Midtown Capital Partners has announced that Astor Park in the heart of Flagler Village, Fort Lauderdale, has reached full height. This marks the transition from build-up to fit-out and underscores strong demand for urban infill multifamily projects.

Development Overview
Astor Park sits at 333 NE 6th Street in Fort Lauderdale’s Flagler Village on a 1.42-acre site across from Peter Feldman Park. The 12-story, two-tower design rises from a shared 333,094 sq ft podium with 252 apartments, four live/work units, and 1,256 sq ft of retail space. The building includes a 300-space garage, landscaped pool deck, fitness center, co-working lounges, and social areas. Midtown Capital Partners leads development, Baker Barrios Architects designed the project, and BCC Construction serves as general contractor. The developers secured a $64.5 million construction loan through Prospect Real Estate Group and Newmark. With the concrete structure complete, crews are now focused on façade installation and interiors, targeting delivery in Q3 2026.

Flagler Village Market Context
Flagler Village has evolved from a warehouse zone into one of Fort Lauderdale’s top mixed-use neighborhoods, offering retail, dining, and high-density living. Midtown Capital Partners’ site is one of the last available parcels fronting Peter Feldman Park, positioning the project to capture strong tenant demand. Demand drivers include proximity to downtown, new transit links, and a walkable urban environment that appeals to young professionals.

Investor Takeaways
Astor Park adds 252 new units to Flagler Village’s multifamily pipeline, contributing to the district’s continued transformation. The project’s live/work units cater to small business owners seeking flexibility and could command a rent premium. Its retail footprint, though limited, will activate the street level and support neighborhood vibrancy. The project’s institutional financing and developer track record point to continued confidence in Fort Lauderdale’s rental fundamentals.
Risks to Watch
With completion slated for 2026, rent growth could hinge on economic conditions and new supply absorption. Developers and landlords should monitor how upcoming Flagler Village projects compete for tenants and whether leasing velocity supports current rent expectations.
FLL Confidence Remains Strong
Astor Park’s topping out reinforces investor confidence in Fort Lauderdale’s urban multifamily market. The project’s strong location, amenities, and design align with tenant demand trends, keeping Flagler Village on investors’ radar for 2026 and beyond
