Unprecedented Competition
At the onset of 2024, Miami witnesses an extraordinary level of competition, with a staggering 14 renters vying for each available unit. This figure is double the national average, reflecting the city's unmatched popularity among renters. The occupancy rate stands impressively high at 96.5%, surpassing the national average of 93%.
Swift Rental Turnaround
Renters in Miami experience a swift rental process, with available units typically snapped up within 36 days, compared to the national average of 41 days. This rapid turnover underscores the urgency in Miami's rental market, driven by high demand and limited supply.
Decreasing Availability
The share of newly constructed apartments in Miami-Dade has declined from 1.24% to 0.97% within a year, exacerbating the pressure on supply. This reduction indicates a slowdown in new apartment developments, further intensifying the competition among renters for available units.
