Miami’s Office of Zoning recently granted six waivers for an upcoming project at the former Miami Arena site at Worldcenter. These waivers, approved in January, allow for minor deviations from the Miami 21 zoning code.
Approved Waivers
The approved waivers for the Miami Arena development property include a reduction of the required Access Aisle by up to 10%, an increase in the permitted Building Floorplate area for Residential Uses above the eighth floor by up to 10%, an increase in the permitted Building Floorplate length dimension for Residential Uses above the eighth floor by up to 10%, substitution of loading berths, an increase of the required vehicular entrance by up to 10%, and a reduction of required bicycle parking spaces by up to 10%.
Project Details
The development, as outlined in the waiver notification, will encompass 2,350 dwelling units and 1,924 parking spaces, alongside commercial space. The proposed total square footage is 3,162,614 square feet.
Construction Progress
Construction permitting is already in progress for the first 52-story tower of the project, which is slated to include 893 units.
