North Bay Village, nestled between Mid-Beach and North Miami Beach, has become a magnet for transformative real estate developments. This waterfront enclave is experiencing a surge of high-profile projects, promising to redefine its identity and elevate its appeal as a premier destination for luxury living and hospitality. Here's a closer look at the key developments shaping the future of North Bay Village.
Developed by Riviera Horizons, hypercar-branded Pagani Residences is redefining opulence in Miami’s North Bay Village. Positioned at the heart of Biscayne Bay, the residences offer 360-degree waterfront views and seamless access to Miami’s iconic skylines. Designed by Revuelta, a renowned Miami architecture firm, and featuring interiors curated by Pagani Arte, the project embodies a fusion of Italian design and Miami's dynamic atmosphere.
The 28-story building will offer a range of amenities, including a waterfront boardwalk, private boat slips, and entertainment spaces. The residences, ranging from two-to-four bedrooms, prioritize privacy and exclusivity, with only four units per floor. Penthouses will include private pools and spacious outdoor living areas.
Riviera Horizons founder and CEO Mikael Hamaoui said, “Prospective buyers have been particularly captivated by the exclusivity of the Pagani brand, paired with the unparalleled features of the North Bay Village location…North Bay Village is on the cusp of a transformation. With its unique location and growing appeal, the area is poised to become one of Miami’s most prestigious enclaves. New luxury developments, enhanced infrastructure, and the growing demand for waterfront properties are setting the stage for North Bay Village to establish itself as a hub of exclusivity and modern elegance.”
A collaboration between The Palm Tree Crew and Continuum Company, the Palm Tree Club is bringing vibrancy and innovation to North Bay Village. Taking over the site of the legendary Shuckers Waterfront Grill & Hotel and the adjacent Best Western on The Bay Inn & Marina, the project is set to become a cultural and social hotspot once open on Dec. 16.
The development will feature a 118-key hotel, waterfront restaurant, and a 20-slip marina equipped with dine-and-dock services. The emphasis on live music and curated entertainment positions Palm Tree Club as a one-of-a-kind destination for both locals and visitors.
We are incredibly excited to launch our first restaurant and hotel in North Bay Village, Miami, a city that embodies the spirit of Palm Tree Crew,” said Myles Shear, co-founder of Palm Tree Crew. “Palm Tree Club will be more than just a place to eat and stay; it will be a destination that captures the energy, creativity, and entertainment that Palm Tree Crew stands for.
It’s been a long-time dream to transform this waterfront island address into the local’s hotspot and destination venue we’ve long known it could be,” said Alexandra Eichner, President of Continuum Company.
Continuum Club & Residences and our collaboration with Palm Tree Club is proof that North Bay Village is poised to become the most sought-after destination for bayfront living. This signals a larger trend away from the beach towards a lifestyle that offers private waterfront access, a boating lifestyle and greater connectivity to all that Miami has to offer,” said another Continuum Company spokesperson.
Developed by Continuum Company, in partnership with Aksoy Holdings, the second ever Continuum Club & Residences stands out as a 32-story luxury condominium tower featuring 198 waterfront residences. Residents will enjoy panoramic views of Biscayne Bay, the Atlantic Ocean, and Downtown Miami.
The project is a collaboration between Arquitectonica, Durukan Design, and Martha Schwartz Partners, highlighting Continuum's commitment to cutting-edge design in the high-end real estate market.
Boasting over 50,000 square feet of amenities, including a waterfront pool, a golf simulator, and a watersports dock, the project underscores the area’s shift toward elevated living standards.
Shoma Group has officially started construction on Shoma Bay, a landmark waterfront condominium in North Bay Village. Slated for completion in 2026, the development will bring 333 luxury residences, including 10 penthouses, to the area, which has been untouched by development for approximately a decade.
Shoma Bay combines modern design by Adriana Hoyos with resort-style amenities such as a panoramic pool deck, spa, fitness center, a 35,000-square-foot Publix, as well as 15,628 square feet of retail space, including a rooftop lounge. Residents will also have access to a Rolls-Royce Cullinan house car for chauffeured trips within a 10-mile radius.
At Shoma Group, we meticulously craft each development with the future residents in mind, ensuring that every detail enhances their comfort and enriches their lifestyle. That's what they will experience firsthand at Shoma Bay,” said Stephanie Shojaee, Shoma Group President
MG Developer, led by Alirio Torrealba, and Prosper Group, led by Jay Roberts, have acquired two waterfront parcels in North Bay Village for $30.9 million. The 42,750-square-foot site, located at 1681 & 1725 Kennedy Causeway, will be developed into a mixed-use project featuring 147 luxury condominiums, along with retail and dining spaces. Slated to break ground in 2027 and to be completed by 2029, the development aims to transform the area into a vibrant community hub with modern, resort-style amenities. This collaboration signals Coral Gables-based MG Developer’s expansion into new neighborhoods in Miami and their commitment to enhancing South Florida's dynamic neighborhoods.
