Miami's Little River neighborhood could soon see the rise of a new 12-story affordable housing complex proposed by the Healthy Housing Foundation – meet Little River Plaza. If approved, this community will be built on a .94-acre site and will consist of 250 apartments.
The South Florida Business Journal reports that these micro-apartments, ranging from 380 to 540 square feet, are designed for optimal efficiency and will cater to individuals earning up to 50 percent of the area median income (AMI). The units will primarily feature studio and one-bedroom layouts, reflecting a thoughtful approach to space optimization. Serving as the architect for this transformative project is Glavovic Studio.
According to the organization's website, Little River Plaza will showcase nine stories of apartments resting atop a three-story parking garage with space for 200 vehicles. The design incorporates a balcony rail system and an aluminum screen, strategically minimizing solar heat absorption, fostering sustainability and energy efficiency.
With an aim to evoke the essence of "the mid-century subtropical passive solar designed architecture of Florida," Little River Plaza is set to contribute to the neighborhood's unique character. Glavovic Studio has previously collaborated with the Healthy Housing Foundation on the successful Biscayne House, a 12-story affordable housing complex featuring 75 units.
Anticipating a potential start date in the fourth quarter of 2023, Little River Plaza could take shape at 279 NE 79th Street, Miami, Florida, 33138, nestled in Miami-Dade County. As this transformative project moves forward, it holds the promise of providing much-needed affordable housing opportunities to the community, further enhancing the city's residential landscape.
