What Team Aziz Leased Across New York

Team Aziz recorded a particularly active August, averaging more than one completed lease per business day. The 61,851 square feet of transactions ranged from small storefronts to larger commercial spaces, with the average deal measuring roughly 2,100 square feet. The team represented both landlords and tenants in 13 transactions and represented landlords exclusively in another 10 deals. Team leader Noam Aziz oversees more than 15 professionals and has become one of Meridian's highest-volume retail leasing brokers.

What Retail Tenants Are Taking Space

Food and beverage was the biggest category by deal count during the month. New leases included The Mermaid Inn at 61 West 74th Street, Ema Pizza at 383 Fifth Avenue, La Bicyclette Bakery at 102-110 John Street, Chippies at 21-23 East 7th Street, Sobol at 2212 Frederick Douglass Boulevard and FLG Roasters at 275 Flatbush Avenue. The largest restaurant deal was Crab House, which leased 7,000 square feet at 11 East 13th Street in Greenwich Village. Recent Meridian activity also includes restaurant operators such as Barolo Restaurant Group and chef Jiho Kim, showing continued demand from food and beverage businesses for well-located New York storefronts. Personal care and neighborhood services were also active, with leases including Made Man Barbershop, Rose 38 Spa and Madina African Hair Braiding.


What The Deals Say About NYC Retail

The August transactions stretched across 18 neighborhoods, from the Financial District and Greenwich Village to Harlem, Bedford-Stuyvesant, Mott Haven, Fordham and Sunnyside. The tenant mix also went well beyond traditional retail. The Consulate General of the Dominican Republic leased 3,350 square feet on Fordham Road, Splendid C&J Auto Collision took 10,000 square feet in Long Island City, and Aspire Medical Training Center leased 5,000 square feet on Westchester Avenue. For landlords, that range matters. Demand is not coming from one narrow tenant category, giving owners opportunities to backfill spaces with restaurants, personal services, medical users, automotive businesses and institutional tenants.

What The Activity Means For Landlords And Brokers

Team Aziz's August volume points to an active leasing environment across multiple NYC submarkets. Meridian says its team has now surpassed 1 million square feet across Manhattan and the outer boroughs, reinforcing its position as a high-volume retail leasing platform. For landlords, the takeaway is straightforward: tenant demand remains broad, but successful leasing still depends on matching the right operator with the right neighborhood and space. The August deals show that activity is not limited to Manhattan's core, with meaningful transactions continuing throughout the outer boroughs.
