Ground has been broken for Portal 405, a six-story life science building in San Carlos, California, with an expected completion date in late 2024. The project is a joint venture by Menlo Equities and Beacon Capital Partners.
The team: The developers have enlisted RMW as the project's architect. CBRE’s Mike Moran and Cushman & Wakefield’s Clarke Funkhouser will spearhead the marketing and leasing efforts for the property.
The project: Portal 405 has been strategically designed to be flexible and accommodating: either a single tenant or multiple users will be able to find comfort in the premises since it will have the ability to partition the space into approximately 60,000-square-foot floorplates. The property, spanning 240,000 square feet, will encompass four floors of lab and office space, accompanied by two levels of above-grade parking.
The facilities: The development will have two levels of underground parking and a lobby on the first floor featuring amenities such as bike storage, restrooms with showers, and lockers. Amenity areas for a fitness center and café are also planned. The building will also boast a rooftop terrace suitable for outdoor work or events.
Location, location, location: Situated at 405 Industrial Road, Portal 405 enjoys visibility and convenient access to Highway 101, along with being within walking distance to the San Carlos Caltrain Station. The location is across the highway from the San Carlos Airport and also a short stroll from downtown San Carlos, offering a variety of retail and restaurant options.
