Miami-based developer, Melo Group, has commenced construction on a new 58-story apartment tower, Downtown 6, located near Miami-Dade College in the heart of downtown Miami.

Miami-based developer, Melo Group, has commenced construction on a new 58-story apartment tower, Downtown 6, located near Miami-Dade College in the heart of downtown Miami. The project is being developed by the company’s affiliate, 6 Plaza II LLC, on a 0.82-acre site at 46 N.E. Sixth St. The location is strategically placed near the historic Christ Fellowship Church and the College North Station Metro Mover.

Features of Downtown 6
Downtown 6 will offer a mix of residential and commercial spaces. The building is planned to include 824 apartments, 2,500 square feet of commercial space, and around 640 parking spaces. Residents will also have access to a pool deck situated on the ninth floor, enhancing the appeal of the development.

The Melo Group expressed its ongoing dedication to addressing Miami's housing needs and contributing to the city’s vibrant community. The developer highlighted their excitement in bringing this project to life, emphasizing their role in Miami’s continuous growth and development.
Project Team and Timeline
Acting as its own general contractor, Melo Group is overseeing the construction, a common practice for the developer in its various projects. The architectural design is being handled by Miami-based G3AEC. Notably, there is currently no construction loan associated with the project. The anticipated timeline for the completion of Downtown 6 is approximately two years.
Melo Group's Track Record
Since 2001, Melo Group has delivered over 8,000 apartments and condos in Miami, with an additional 3,500 units in the development pipeline. The group completed the 52-story Downtown 5th apartments, located adjacent to the Downtown 6 site, in 2021.
Miami's Expanding Housing Market
According to RentCafe, developers are expected to deliver 14,177 apartments across South Florida by the end of 2024, with 4,812 units in Miami alone. Downtown 6 is a key part of this broader trend of residential growth in the region.
