Biscayne 18 is taking another major step toward construction as Melo Group has filed a series of construction permit applications for its planned mixed-use development at 1825 Biscayne Blvd., Miami, FL 33132, in Miami's rapidly growing Edgewater neighborhood. Designed by G3AEC, the project received approval from the City of Miami Urban Development Review Board in June 2025 and will rise on a site spanning more than one acre that the developer assembled in 2019. Plans call for two 45-story residential towers reaching approximately 465 feet. While recent Federal Aviation Administration filings request approval for structures up to 490 feet, developers often seek additional height clearance during the permitting process even if the final building height remains lower.
What the Development Will Bring to Edgewater
Once completed, Biscayne 18 will deliver 1,178 apartments, evenly divided between the two towers with 589 residences in each building. The project will also introduce a substantial amount of commercial space, including 17,670 square feet of professional offices, 26,860 square feet of retail, and a 10,150-square-foot banquet and event hall. Residents and visitors will also benefit from 1,472 parking spaces, helping support both the residential and commercial components of the development. Future residents will have access to one-, two-, and three-bedroom floor plans, along with an extensive amenity package that is expected to complement the project's urban location.

Melo Group has submitted filings covering site work, piling, tree removal, and phased vertical construction, signaling that the development is steadily advancing toward breaking ground. As permitting continues, the development moves closer to transforming one of Biscayne Boulevard's long-vacant sites into a major mixed-use destination.
