What Massachi Is Building On Santa Monica Boulevard
Massachi is transforming the former Bank of America site at 8025 Santa Monica Boulevard, near Crescent Heights Boulevard, into a seven-story residential and commercial development. The approved plans call for 110 apartments above approximately 3,795 square feet of retail space, with 115 parking spaces split between ground-level and subterranean parking. The project is being designed with smaller apartment layouts, including micro studios and micro one-bedrooms, alongside larger one- and two-bedroom units. What The Development Will Replace
The roughly half-acre property previously contained a 4,120-square-foot commercial building occupied by Bank of America, which closed in 2021. The existing low-rise property and parking area are being replaced by a substantially larger residential project. The project received approval through West Hollywood's CC2 zoning district and Mixed-Use Incentive Overlay. It uses a 49% density bonus, increasing the base density from 74 units by 36 apartments and allowing additional development flexibility. For investors, the project shows how a former single-use commercial property can be repositioned into a higher-density multifamily asset through California's density-bonus framework.
What The Apartments Will Offer
The approved residential program emphasizes smaller units, including eight micro studios averaging 335 square feet and 34 micro one-bedroom apartments averaging 445 square feet. There are also 60 larger one-bedroom units and eight two-bedroom apartments. The building will provide shared amenities including a central courtyard, upper-level decks, amenity rooms and a pool. Fifty-eight apartments will also have qualifying private outdoor space. The affordability component is particularly important. Fifteen units are permanently income-restricted, creating a mix of market-rate and affordable housing within the same development.

Massachi secured a $48 million construction loan from Bank of America in May 2026 as the project moved into active construction. The financing is significant for the redevelopment because the site is now moving vertically at one of West Hollywood's prominent commercial intersections. The project is replacing a relatively low-density former bank use with a seven-story multifamily building and new street-level commercial space. The redevelopment also reflects broader investor interest in converting aging commercial properties into housing, particularly along established transit and commercial corridors.
