Martens Development Co. initiates construction on Brickyards on Ellsworth, a 909,553-square-foot Class A industrial development in Mesa, Arizona. The project, approved unanimously by the Mesa City Council, is set for completion in the second quarter of the following year.

Project Overview and Partners

Martens acquired 44 acres for the first phase at a price exceeding $19 million, with construction financing provided by First American National Bank. FCL Builders acts as the general contractor, Ware Malcomb as the main architect, and other partners include Hunter Engineering, TLCP, Peterson Associates, and CBRE for leasing management.

Development Details

Upon completion, Brickyards on Ellsworth will consist of eight buildings ranging from 35,000 to 250,000 square feet. Each building will offer a mix of spec options and build-to-suit configurations, with approximately 10 percent dedicated to office space. Target tenants include warehouse, distribution, manufacturing, and employment park companies.

Location and Infrastructure

Situated on over 63 acres at the intersection of Willis and Ellsworth roads, the industrial park will be within the Pecos Advanced Manufacturing Zone and near the SRP 69kV transmission line. Additionally, it resides in a Foreign Trade Zone, offering benefits such as reduced tariffs, duties, and property taxes for eligible users.

Martens Development's Growth

Upon the completion of Brickyards on Ellsworth, Martens Development will add to its portfolio over 5 million square feet of industrial space. Principal David Martens attributes the company's continued development in Mesa, spanning eight years, to the city's growth and favorable business environment.

Phoenix emerges as the most active market for industrial construction in the United States, boasting a significant development pipeline of 42.7 million square feet, accounting for 11.1 percent of the national stock. The metro also holds the lowest vacancy rate among Western markets, reflecting its robust industrial sector.
