Hotel giant Marriott International has announced its acquisition of the iconic Sheraton Grand Chicago in the Streeterville neighborhood. The deal, valued at an impressive $500 million, solidifies Marriott's commitment to expanding its impressive portfolio. The purchase includes the landmark 1,218-room hotel at 301 E. North Water St. and the surrounding land, for which Marriott will pay $300 million and an additional $200 million respectively.

This transaction was made possible after the owner of the Sheraton Grand Chicago, Tishman Realty, exercised an option requiring Marriott to purchase the property. The option was granted to Tishman Realty as part of a 2017 legal settlement between the company and Marriott, stemming from a lawsuit filed by Tishman Realty against Starwood Hotels, which had merged with Marriott in 2016.

The lawsuit centered around allegations that Marriott's various hotel establishments would breach a noncompete clause outlined in Starwood's management contract for the esteemed Streeterville hotel. With the settlement in place, the venture led by Tishman Realty had the power to enact the option, resulting in Marriott's acquisition of this coveted property.

This strategic move not only showcases Marriott's determination to foster growth and ensure a prominent presence in key destinations but also highlights its commitment to providing unparalleled hospitality experiences. As Marriott International takes the helm of Sheraton Grand Chicago, countless exciting opportunities lie ahead for both the hotel and its discerning guests.

Marriott Seizes a Prime Opportunity

The original agreement with Tishman granted Marriott the option to purchase the hotel in 2022. However, recent developments have upended the timeline, extending the option period to the first half of 2024, as reported by Crain's. This extension not only affords Marriott additional time but also underscores their confidence in the future potential of this remarkable establishment.

True to form, Marriott is seizing this momentous opportunity, acquiring the building at a substantial markdown from its previous valuations. As per Crain's, the property was appraised at a staggering $380 million in 2013 and $320 million in 2017. While the building's value has experienced a downward trend, the land it occupies has sky-rocketed in worth. Back in 2009, when the Tishman venture laid claim to the 2.3-acre parcel, it was valued at a modest $52.5 million. Fast forward to 2011, and the same land found itself appraised at a staggering amount in excess of $100 million. This extraordinary rise in value further solidifies the allure of this prime slice of real estate.

A Smart Move for Tishman: Unlocking Value and Reducing Debt

Tishman venture's decision to exercise the option may seem puzzling at first, but it is actually a strategic move that brings numerous benefits. By choosing to exercise the option, Tishman not only gains good value but also receives a timely injection of cash. This allows them to efficiently recycle their capital, reduce their debt burden significantly, and potentially refinance their more expensive debt, taking advantage of today's favorable financial climate.

Marriott Anticipates Closing a Lucrative Deal

Marriott International is poised to make a significant leap forward in its growth trajectory as it nears the closing date of a highly anticipated deal. According to the company's latest earnings call, the agreement is scheduled to be finalized in the fourth quarter of this year. With careful financial planning, Marriott has successfully factored in the associated costs into its net yearly income, demonstrating the confidence and astuteness of the hospitality giant.
