A luxury property in Alpine, New Jersey, has set a new benchmark in the state's real estate market after selling for $16.7 million. Located in a prestigious suburb of New York City, this four-story estate is now among the most expensive properties in New Jersey this year, although it originally sought nearly $20 million when it was listed in March.

Comparative Sales and Market Context

While this sale leads New Jersey's 2024 real estate transactions, it falls short of the state's historical record: a nearly 27,000-square-foot home that sold for $28.46 million in 2006. The recently sold property, built in 2004, was bought by its latest sellers for $13.37 million in 2013. Spanning just under 22,800 square feet, the manor features eight bedrooms, nine full bathrooms, and three half-bathrooms, showcasing a vast array of luxurious amenities.

The main house, consisting of 25 rooms, offers numerous high-end features on its lower level, including a two-lane bowling alley with a concession area, a wine cellar, a recreation room, a home theater with an entry lounge, and a billiards room. This impressive estate is set on 4 gated acres in the upscale Rio Vista neighborhood and includes an elevator, a new kitchen, and 12-foot ceilings throughout.

Expansive Grounds and Resort-Like Experience

Beyond the main residence, the property provides a resort-like experience with a guest house, an eight-car garage, a swimming pool, a cabana, a tennis court, and a putting green. Described as "a complete resort just six miles from New York City," the listing was managed by Rosemarie Campi of Prominent Properties Sotheby’s International Realty. The buyer's representation came from Richard Orlando and Jason Pierce, also of Prominent Properties Sotheby’s International Realty.

Emerging Competition in the Neighborhood

While this mansion currently tops New Jersey's sales for the year, competition is close at hand. A new construction property in the same Rio Vista neighborhood is on the market with an asking price of $22.49 million, indicating a competitive luxury market in this sought-after area.
