Manhattan's Uptown Submarket: The Hotspot for Medical Office Space
Manhattan's uptown submarket, comprising the Upper East and Upper West Side, continues to be the preferred location for medical office space in the city, as per the latest Manhattan medical real estate market report from JLL. The report reveals that the uptown submarket boasts the lowest vacancy rates in the city, with a mere 4% of about 1.3 million square feet of space unoccupied.
Contrasting Vacancy Rates Across Manhattan
Comparatively, Midtown South and Midtown have higher vacancy rates of nearly 7% and 15% respectively. Midtown South holds about 564,000 square feet of inventory, while Midtown encompasses over three million square feet. Interestingly, the downtown submarket, which previously had the highest vacancy rate, has seen a slight decrease from 37% to 29%.
Uptown Submarket: A Magnet for Older New Yorkers
One of the key factors driving the demand for medical office space in the uptown submarket is the rising population of New Yorkers aged 55 and above. This demographic is growing faster in Manhattan than nationally and is projected to surge by 35% between 2010 and 2024. As a result, the uptown submarket, home to many older New Yorkers, is likely to see sustained interest.
Outpatient Space Growth Outpacing Population Growth
Another interesting trend highlighted in the report is the rapid growth of outpatient space in Manhattan. The borough's outpatient footprints are expected to expand by 13% by 2032, outpacing the overall population growth, which is predicted to be just 7.5% between 2010 and 2024.
Rising Demand for Wellness-Centered Space
The report also points out that the uptown submarket has seen a surge in demand for wellness-centered space. This trend has led to an increase in prices for retail medical sites. While the average rent for offices and medical offices in Manhattan is around $64 per square foot, retail medical space is fetching between $111 and $158 per square foot.
Future Trends: Repurposing Space for Medical Use
As the city encourages people to return to work, there is an expectation of more conversions of various types of sites for medical purposes. These include multifamily, apartment, retail, and office buildings. The trend of hospital consolidation is also expected to continue, potentially increasing property values as higher-credit tenants occupy more spaces.
