Manhattan's 222 Broadway Office Building Up for Sale by Deutsche Asset Management

Deutsche Asset Management has put up for sale a prime real estate property in lower Manhattan. The 776,448-square-foot office building at 222 Broadway, in which the investment manager owns a 95 percent stake, is now on the market. This move comes after Deutsche Asset Management acquired the property in 2014 in a deal that valued it at a whopping $502 million. The sale is being facilitated through Newmark.

Vornado Realty Trust's Debt Management Strategy

Meanwhile, Vornado Realty Trust, a New York REIT with a total debt of $10.31 billion, is facing the maturity of over $4 billion of mortgages by 2025. A significant portion of this debt is tied to properties owned through ventures, including a $1.05 billion loan against wholly-owned properties. However, the company has been proactive in managing these maturities, engaging in discussions with lenders well in advance of loan due dates.

Refinancing Efforts Amid Tight Lending Markets

In the face of tight lending markets, Vornado recently retired a $100 million loan against a retail property in Manhattan's Penn District. The company used a $75 million loan provided by Morgan Stanley and Deutsche Bank, with Vornado contributing an additional $25 million to bridge the gap between the old and new loan. This move highlights the current challenges in refinancing assets in today's market.

Strengthening the Company's Position

To bolster its refinancing efforts, Vornado recently appointed Jason Kirschner as executive vice president and head of capital markets. With a focus on leasing and extending maturities, the company is well-positioned with $3.2 billion of liquidity, including $1.3 billion in cash and equivalents. This financial strength, coupled with a portfolio of trophy properties in prime New York neighborhoods, gives Vornado a competitive edge in the market.

Looking Ahead: Vornado's Future Plans

Vornado is actively working on loans maturing next year and aims for long-term extensions wherever possible. The company is prepared to support its assets through pay-downs or capital investments to maintain leasing.
