Mandarin Oriental is bringing its residential brand to West Palm Beach with a new 31-story tower at 5400 N. Flagler Drive, directly along the Intracoastal Waterway. Developed by Great Gulf, the project will contain 87 private residences and is designed as a waterfront retreat within West Palm Beach's North End. The location provides direct access to the Intracoastal while remaining close to Palm Beach Island, Worth Avenue, the Norton Museum of Art and other major destinations. The project will be Mandarin Oriental's first standalone residential offering in South Florida, with completion currently anticipated for 2031.

What The Safdie Architects Design Brings

Safdie Architects, led by renowned architect Moshe Safdie, is designing the tower. The project marks the firm's first project in Florida and adds another high-profile architectural name to West Palm Beach's growing luxury residential pipeline. The residences will range from two to four bedrooms, along with two expansive multi-level private villas and a full-floor penthouse. Each home will have private elevator access and a wraparound balcony designed to take advantage of views toward the Intracoastal Waterway. Studio Munge is handling the interiors, while ENEA Landscape Architecture is designing the landscaping. The overall approach combines the tower's contemporary architecture with extensive gardens and waterfront spaces.

The project is planned with a resort-style amenity program that extends from the ground level to the rooftop. Amenities include a rooftop lounge with a pool and cabanas, a spa and state-of-the-art fitness center. At ground level, residents will have access to another pool, a bar, cabanas and loungers alongside a private beach-inspired setting on the Intracoastal. Additional amenities include a pickleball court, garden lounge and private marina, with the project website also highlighting an indoor golf simulator, putting green, sports lounge, private cinema, kids club, pet spa, business center and coworking areas. The residential experience will also include Mandarin Oriental's hospitality services, bringing hotel-style service into the private residences.

What Great Gulf Brings to the Development

Great Gulf is a North American developer and builder that has been active since 1975, with a portfolio spanning residential, commercial, mixed-use and hospitality projects. The company has previously worked with major architects, including Moshe Safdie.
