Sitework is officially underway for the new Mandarin Oriental Hotel and Residences on Claughton Island in Miami. The luxury development will replace the former Mandarin Oriental Miami hotel and its parking structure, which were demolished by Swire Properties in April 2026. The new project will introduce two towers totaling more than 1.2 million square feet of construction. The taller tower will rise 66 stories to 850 feet and include 66 private residences and 121 hotel rooms. A second 33-story, 426-foot tower will be dedicated entirely to residential use, with 228 residences.
What the Two Towers Will Offer
The residential offerings will range from two-bedroom to five-bedroom layouts, including duplex penthouses. The project is being positioned as a high-end waterfront development, with residents expected to have access to an extensive collection of private amenities. Planned amenities include multiple swimming pools, waterfront cabanas, and sports courts, giving residents and hotel guests a resort-style experience on Claughton Island.

The development is being led by Swire Properties and Mandarin Oriental, with Kohn Pedersen Fox serving as the architect. The project is estimated to cost approximately $226 million to complete. The site has a history with the Mandarin Oriental brand. The previous hotel and parking structure were completed in 2000 before being demolished earlier this year to make way for the new towers.
