New Student Housing Planned Near Fordham

Maddd Equities and The Stagg Group are moving forward with plans for a major student housing development near Fordham University in the Bronx. The proposed project would rise at 2740 Webster Avenue, roughly a 10-minute walk from Fordham’s Rose Hill campus near the New York Botanical Garden.

What The Development Includes

The planned 12-story building will span approximately 225,000 square feet and could house as many as 600 students. Developers say the project is designed to fill a major housing gap around Fordham, where more than half of students currently live off campus. The site is currently a surface parking lot located across the Metro-North tracks from the university.

Luxury-Style Amenities Planned

Unlike many traditional dorm buildings, the project is being positioned as an amenity-rich student living environment. Plans currently call for roughly 25,000 square feet of amenity space featuring communal kitchens, study lounges, gaming areas, fitness facilities, and sports spaces, including a potential half basketball court, pickleball court, squash room, and even a swimming pool. Developers say the goal is to create a true live, work, play environment tailored to modern student demand.

Why Developers See Opportunity

The project reflects growing investor interest in student housing tied to major urban universities with limited modern supply. Developers pointed to aging nearby housing stock and poor-quality off-campus options as major drivers behind the investment. The building will also include 24/7 security and will be legally developed as a dedicated dormitory-style community facility.

Fordham’s Potential Role

While Fordham University has not formally partnered on the project, discussions are ongoing with university leadership. Developers say the school is advising on portions of the buildout as Fordham continues expanding its campus, including the development of a new STEM building expected to increase enrollment demand.

Bronx Development Momentum Continues

The proposal adds to the broader wave of institutional and residential investment reshaping parts of the Bronx. Purpose-built student housing has become an increasingly attractive asset class for developers as universities struggle with housing shortages and students seek higher-quality living environments close to campus. Construction is expected to wrap by July 2028 ahead of the 2029 academic year.
