LJS Consulting & Development has officially broken ground on Sussex Woods, a new 100 percent affordable housing community located at 1162 Sussex Turnpike in Randolph Township, New Jersey. The development will include 25 apartment homes designed for families, low-income residents, and individuals with special needs. According to project details, the unit mix will consist of one-bedroom, two-bedroom, and three-bedroom apartments serving households earning between 20 percent and 60 percent of the area median income.

What Makes The Development Different

A major focus of Sussex Woods is accessibility and supportive housing. Six apartments are being reserved for New Jersey’s Healthy Housing program and will feature full handicap accessibility, while three additional units will serve residents connected to the Division of Developmental Disabilities. The project is intended to help address the shortage of affordable and accessible housing options in Morris County while creating a more inclusive residential environment. Upon completion, the community will include energy-efficient apartment homes, modern amenities, and on-site management services. Dedicated service providers will also support residents requiring specialized care and assistance.

What Partnerships Helped Move The Project Forward

The groundbreaking follows years of planning and collaboration between LJS Development, local officials, and multiple public funding agencies. Funding support includes contributions from Fulton Bank, the New Jersey Department of Community Affairs, Morris County HOME Funds, and Randolph Township’s Affordable Housing Trust Fund. Randolph Township alone contributed approximately $900,000 toward the project. The broader development team includes Inglese Architecture, LeChase Construction, Bowman Engineering, and EcolSciences.
