With Miami-Dade County facing a significant shortage of affordable housing, the Little River District's 5,700 units aim to provide relief. The project ensures that current residents of existing public housing within the development area have the right to return without rent increases.

Enhancing Connectivity and Community Spaces 

Beyond housing, the development emphasizes connectivity and community:

  • Retail and Services: Anchored by major retailers like Home Depot and BJ’s, alongside a supermarket, gas station, and various dining options.

  • Transportation: A new $35 million Tri-Rail station will enhance regional transit access.

  • Green Spaces: The inclusion of 250,000 sq. ft. of public green areas promotes outdoor activities and community engagement. 

Timeline and Development Team 

  • Construction Start: Expected in 2026, with an eight-year development timeline.

  • Developers: SG Holdings, a joint venture of Swerdlow Group, SJM Partners, and Alben Duffie.

  • Architects: Renowned firm Arquitectonica leads the design efforts.
