Lion Development Group, led by Michael Simkins, alongside Marc Roberts, is marketing a major development assemblage in Miami’s Park West district for $500 million. The 6.6-acre site at 1151 Northwest First Avenue is being positioned as one of the largest remaining development opportunities in downtown Miami, with CBRE handling the listing.
What the scale means for future development
The property allows for up to 4.8 million square feet by right, including roughly 3,300 residential and hotel units. With additional density bonuses and transferable development rights, that capacity could expand significantly. Under Florida’s Live Local Act, the site could support up to 10 million square feet and 6,600 units, making it a potential megaproject site capable of transforming the entire submarket.
“We did all the heavy lifting. We set the table. Now somebody else can come along and build a whole other city there with 10 million square feet,” Roberts said.

The assemblage sits just north of Miami Worldcenter and adjacent to the E11even developments, placing it in one of the most active growth corridors in South Florida. Its proximity to the I-395 corridor and the planned Underdeck Park adds further appeal, improving connectivity and long-term value.
