The Growin Group has just filed pre-apps with Miami‑Dade County for two nearly identical multifamily towers—Lev at Aventura and Eden at Aventura—planned for the Ojus neighborhood just west of Aventura. Designed by Gaviria Architects, these buildings reflect investors’ increasing interest in delivering amenity-forward mid‑rise housing close to Brightline and Aventura Mall. 

Project Overview

The Developer & Site

  • Led by Growin West Aventura LLC (Jorge Saivay) and Growin Genesis West Aventura LLC, with partners including Luis Enrique Ochoa Otoya and Giancarlo Villacorte, the ventures reflect strong local investment interest

  • Lev at Aventura is located at 2520 NE 191st St, purchased for $1.5 million in April

  • Eden at Aventura is at 2557 NE 190th St, acquired for $1.685 million in June

  • Both lots are 0.25 acres and are undergoing county pre-application review

Design & Scale

  • Designed by Gaviria Architects, each structure rises 10 stories and stands about 110 feet tall

  • Each tower includes 32 residential units—1-bedrooms with dens, 2-bedrooms, and 3-bedrooms, none smaller than 790 square feet

Amenities & Parking

  • Amenities include a fitness center, sauna, coworking space, party room, and rooftop pool deck

  • Each project offers parking for 60 cars using mechanical lifts, achieving an approximate 2:1 unit-to-parking ratio

  • The ground level includes lobby space, bike storage, and garage entry, with no retail space planned

Why Ojus Is Heating Up

  • The Ojus Urban Area District encourages mixed-use, pedestrian-friendly development, and both towers align with that vision

  • The nearby Brightline station and Aventura Mall have transformed the area into one of South Florida’s most active development corridors

  • Comparable projects include Modera Aventura (420 units), which recently broke ground, and proposals like Aventura Station II and a 334-unit high-rise across from the Brightline

  • The Ojus area is quickly becoming a dense, commuter-friendly pocket appealing to professionals and high-income renters

Lev at Aventura and Eden at Aventura are prime examples of compact, amenity-packed multifamily development targeting a high-demand, transit-accessible location. These projects aim to meet rising demand for modern, well-located rental housing near Aventura, with efficient designs and a focus on lifestyle offerings. The area continues to shift toward vertical, high-quality living—a trend likely to gain momentum.
