JRK Property Holdings has expanded its presence in suburban Chicago by purchasing a significant multifamily property from Lennar’s multifamily arm, Quarterra. The acquisition includes The Brook on Janes Apartments, a 288-unit, Class A property located in Bolingbrook, Illinois, marking the largest multifamily transaction in the area for 2024.

Lennar's Strategic Disposition Amid Financial Losses
Lennar has been strategically selling off properties from its multifamily division, Quarterra, following substantial financial losses. The company reported losses exceeding $36 million in the first half of the year, following $50 million in losses in 2023. Lennar’s executive chairman, Stuart Miller, highlighted that the sales are part of a broader effort to repatriate capital and reduce financial strain. The company expects to close additional sales, potentially yielding around $250 million in proceeds.
JRK's Investment Strategy and Market Outlook
The acquisition of The Brook on Janes Apartments was financed through JRK’s Platform V Fund, a $1 billion investment pool focused on multifamily properties. JRK’s president, Daniel Lippman, emphasized the company’s confidence in the long-term prospects of the multifamily sector, particularly in suburban Chicago, where they have experienced considerable success. The firm has two more acquisitions under contract, totaling over $100 million, and plans to continue expanding its portfolio.
Expanding JRK's Chicago-Area Portfolio
The Bolingbrook acquisition further solidifies JRK's presence in the Chicago area, adding to their existing holdings, which include significant properties in Lombard and Arlington Heights. JRK’s strategic approach involves both value-add and core-plus strategies, with the potential to invest an additional $2 billion in multifamily properties over the next 18 months.
Quarterra's Broader Disposition Strategy
The sale of The Brook on Janes Apartments is part of a broader disposition strategy by Quarterra, which recently announced a $2.1 billion deal with KKR to sell 5,200 units across 18 properties in coastal and Sun Belt markets. This follows reports that Quarterra may be looking to sell approximately 11,000 units, valued at around $4.5 billion, to further streamline its portfolio.
