Lendlease to Spearhead $110M Privatized Military Housing Project in Doral, FL

Doral, Florida, is set to become the site of the United States Army's first new privatized housing project in over a decade, with Lendlease taking the reins of this ambitious $110 million development. 

The SOUTHCOM development, named after the U.S. Southern Command, is a significant step towards modernizing military housing and providing top-tier accommodations for service members and their families.

What this project will entail: The SOUTHCOM development will feature a diverse range of housing options, including approximately 75 family housing units and 60 two-bedroom apartments designed for unaccompanied service members. This blend of housing aims to cater to the unique needs and circumstances of military personnel stationed in the Doral area.

Location, location, location: The military housing community will be strategically located near the U.S. Southern Command, occupying roughly 51 acres of land that were made available through a transfer from The Federal Aviation Administration. This prime location ensures that service members have convenient access to their place of duty while enjoying well-appointed, comfortable living spaces.

Why was Lendlease chosen for this project: Lendlease, a well-established developer with a strong track record, recently completed ground leases at seven U.S. Army installations, establishing what is known as the Cadence Communities portfolio. The Cadence Communities initiative signals a comprehensive approach to improving and managing military housing, encompassing development, construction, maintenance, operations, and asset management.

The SOUTHCOM community is just one component of this portfolio, which extends its benefits to service members across various regions, such as Tobyhanna Army Depot in Pennsylvania and Fort Buchanan in Puerto Rico.

What’s next: The Cadence Communities portfolio currently encompasses 345 existing and newly privatized family units. However, this development initiative aims to significantly expand the availability of quality housing for service members. Plans call for the addition of 130 housing units, increasing the total number to 475, with 60 of them dedicated to unaccompanied service members.
