Lendlease is nearing the completion of leasing for The Reed at Southbank, a prominent 41-story residential tower located at 234 W. Polk St. in Chicago’s South Loop. This modern high-rise, now 95 percent occupied, stands as the second completed structure within the seven-acre Southbank master plan. Positioned along the Chicago River, the property offers a mix of 226 rental units, ranging from studios to three-bedroom apartments, alongside 214 condominiums on the upper floors.

Luxurious Amenities and Outdoor Spaces

Residents of The Reed can enjoy an extensive amenity suite located on the eighth floor, which includes a 15,000-square-foot outdoor deck. This space is designed for relaxation and entertainment, featuring a resort-style pool with cabanas, a sunning lawn, fire pits, and outdoor kitchens and dining areas. Additional amenities encompass a wet lounge, an indoor-outdoor fitness center, a show kitchen, and various recreational spaces such as a lounge room, virtual sports simulation room, salon, massage room, and media room. Adjacent to the building is Southbank Park, a privately developed two-acre green space, providing residents with access to a central lawn, amphitheater, and scenic walkways connecting to a riverwalk.

Sustainable Design and Environmental Initiatives

The Reed is distinguished by its strong commitment to sustainability, holding LEED Gold, Fitwel, and Energy Star certifications. Environmental efforts during construction included the use of a lower-carbon concrete mix, reducing Portland cement by approximately 60 percent through the incorporation of ash and slag.
