A New Address for Orange's Highland Avenue Corridor

After more than two years of construction, the apartment complex known as Be448 has reached the finish line at 448 Scotland Road in Orange. The $30 million project sits in a largely residential neighborhood near the city's Highland Avenue train station, an area that has seen a steady wave of new multifamily development in recent years. The building replaces what was once a small iron workshop, marking another step in the transformation of underused industrial parcels into modern housing near transit.

Unit Mix and Building Amenities

Be448 offers 84 total units spread across studio, one-bedroom, and two-bedroom layouts, with rents starting around $2,000 per month. Nine of those units are reserved as affordable housing. Interiors come equipped with stainless steel appliances, in-unit washers and dryers, and granite countertops. Building-wide amenities lean into lifestyle and convenience, with an outdoor pool, sauna, fitness center, rooftop lounge, indoor storage, a package room, and a golf simulator. Residents also have access to indoor parking with electric vehicle charging stations.

The Developers Behind the Project

The completed building is the result of a partnership between RISE Architecture, which designed the property, and Limestone Builders Group, the firm that built it. Together, the two broke ground on the Scotland Road site in June 2024, following a lengthy approvals process. The redevelopment was originally proposed by Scotland Holdings RSBRM Urban Renewal LLC, which brought the plan before Orange's planning board back in May 2021. The board approved the proposal that same year, and the city later granted the project a 30-year tax exemption in late 2022, clearing the way for construction to begin.

Part of a Growing Neighborhood

Be448 joins a cluster of recent residential projects near Orange's train stations. It sits within a block of The Highland, a 138-unit complex at 394-416 Highland Avenue that began leasing in November 2023, and less than a block from The Lincoln apartment complex at 407 Highland Avenue. Older projects like Hat City Lofts and Harvard Printing opened nearby before the pandemic, underscoring how the area around Highland Avenue station has steadily filled in with new housing options over the past several years.
