New renderings have been revealed for the updated project at 1016 W Jackson Boulevard in the West Loop, located at the intersection with S Morgan Street. Initially announced in 2022, the project has undergone revisions this year under the direction of developer Mavrek Development, who submitted a zoning application earlier this year.

The project, now being designed by local firm Eckenhoff Saunders after a change in architects, involves replacing an existing commercial building and a five-story office structure. The revised tower will be slightly shorter, now planned at 20 stories and 275 feet, compared to the original 28 stories and 295 feet. Despite the height reduction, the building has been lengthened to accommodate 380 residential units, including studios, one-bedroom, and two-bedroom layouts. Out of these, 76 units will be designated as affordable housing. The development also includes a 163-vehicle parking garage within the podium.

The original 6,500 square-foot retail space in the podium has been expanded to 23,000 square feet to accommodate a new grocery store. Additionally, the rooftop deck has been enlarged to feature a large pool.

The building’s facade has been updated and simplified, now featuring a copper-colored metal grid in place of the previously planned brick sections. The redesign has retained the original mews cutting through the site and removed any columns for improved safety.
The project is currently awaiting zoning approval, with no construction timeline announced yet.
