Lamar Companies, in collaboration with Real Capital Solutions, has acquired Geneva Commons, a prominent open-air shopping center spanning 440,370 SF in Geneva, IL. The center is anchored by Dick's Sporting Goods and Barnes & Noble, with additional shadow anchors such as The Fresh Market, Binny's, DSW, and HomeGoods.

Key Features

Geneva Commons boasts high visibility along Randall Road, with over 32,000 vehicles passing by daily. The property's trade area encompasses over 246,209 residents with an impressive Average Annual Household Income (AAHI) of $155,666, significantly higher than the state average.

Retail Mix

The shopping center offers a diverse range of retail categories including casual and sit-down dining, fitness, beauty, jewelry, furniture, pet, apparel, and services. Notable tenants include Sephora, Athleta, Lovesac, Williams Sonoma, Pottery Barn, Bath and Body Works, J. Crew Factory, and First Watch.

Future Prospects

The center is adaptable to accommodate various prospective users, and ownership aims to enhance the shopping experience by refining its tenant mix further. According to Frank Maresca of Lamar Companies, Geneva Commons stands out as the most dominant and productive lifestyle center in Chicago's western suburbs, enjoying a unique location and competitive positioning that sets it apart from direct competition.

Strategic Expansion

The acquisition of Geneva Commons aligns with Lamar Companies' strategy of acquiring premier lifestyle centers with value-add potential. It follows their recent acquisitions of other prominent properties like Shops at Valley Square in Warrington, PA, and Cambridge Crossing in Mount Laurel, NJ.
