Key Points

  • 8,000 SF lease: Monarch Athletic Club signs at 1691 Michigan Ave. in South Beach’s evolving The Rivani building

  • $112M total investment: Landlord Robert Rivani (Black Lion) paid $62.5M for the asset in 2024 and is adding $50M in upgrades

  • Fitness meets medicine: Monarch’s model offers unlimited personal training, recovery therapies, and medical care under one membership

The L.A.-based luxury wellness brand Monarch Athletic Club is officially heading east — and Miami Beach is first on the list. Monarch has inked a lease at The Rivani, a trophy-level office project under development at 1691 Michigan Ave., marking its first location outside of Southern California.

This move not only signals continued demand for amenity-driven office environments, but also shows how health and wellness brands are becoming central players in "Class X" office developments.

Monarch Taps Miami for First East Coast Club

  • Location: 1691 Michigan Ave., in Miami Beach’s South Beach district

  • Size: 8,000 square feet

  • Opening: Q3 2026

  • Access: Available to both commercial tenants and the public

Founded in 2020, Monarch Athletic Club blends fitness, physical therapy, and medical services into a single-membership model — a hit with L.A.’s influencer and celebrity crowd.

Services include:

  • Unlimited personal training

  • Doctor-supervised wellness programs

  • Recovery amenities like infrared saunas and cold plunges

Rivani's $112M Class X Bet

The lease marks another key milestone for Black Lion’s Robert Rivani, who acquired the property (then “The Lincoln”) in 2024 for $62.5M. He’s now spending another $50M to convert it into a flagship of his “Class X” office concept — where hospitality, wellness, and prestige are as important as square footage.

Other known tenants:

  • Playboy Enterprises, which signed for 20,000 SF in the penthouse earlier this year

  • A mix of creative and lifestyle brands expected as part of the repositioning

The rebrand and renovations, led by Rockwell Group, will include high-end features like:

  • Rooftop lounges

  • Concierge services

  • Spa and salon facilities

  • Wellness-focused tenant spaces

Why This Matters

  • Wellness as Anchor: Monarch’s presence enhances the building's appeal, particularly to health-conscious, high-spending tenants

  • Miami Beach Premiums: At $92.85/SF, this submarket is the most expensive in Miami-Dade — but Rivani is betting that curated experiences justify the price tag

  • CRE's Experience Economy: This project reflects the pivot from traditional office to experiential, amenitized workplaces that attract tenants post-COVID

Class X Means Wellness

Monarch’s expansion into Miami Beach is more than a footprint move — it’s a bellwether for where the high-end office market is headed. With over $100 million invested into one asset, Robert Rivani is betting big that wellness-forward office buildings aren’t just viable — they’re the future of premium CRE.
