The iconic Monmouth Mall is undergoing a significant transformation as Kushner Companies initiates the demolition process to pave the way for Monmouth Square. This redevelopment project aims to replace the mall with a vibrant community featuring 1,000 apartments encircling a central green space.

Overview of Monmouth Square

Kushner's vision for Monmouth Square involves the complete removal of the mall's second floor, making room for a modern residential complex centered around a communal green area. While specific details are yet to be unveiled on a dedicated website, initial renderings showcase the planned aesthetics and layout.

Residential Features and Amenities

The residential component of Monmouth Square will comprise one- and two-bedroom apartments equipped with amenities such as an outdoor pool and fitness center. Although rental prices remain undisclosed, speculations suggest a range of $2,000 to $3,000 per month. Additionally, plans include the establishment of walking and biking trails surrounding the development, with exclusive access to the pool and gym for residents.

Commercial Prospects and Current Tenants

In addition to residential units, Kushner envisions a vibrant mix of commercial establishments within Monmouth Square. Confirmed reports indicate the inclusion of a Whole Foods store, replacing the former Barnes & Noble location, albeit not slated for operation until 2026. The fate of existing tenants such as Macy's and Boscov's remains unchanged for now, with the intention to maintain their presence post-demolition.

Monmouth Mall's Decline and Kushner's Vision

Monmouth Mall's dwindling occupancy rates prompted Kushner's ambitious redevelopment plans, aiming to revitalize the area as a new town center for Eatontown. The project faced setbacks in the past, including community resistance and pandemic-related delays. Nonetheless, Kushner remains committed to realizing its transformative vision for Monmouth Square.
