Kushner Companies has presented plans for a mixed-use development located at 400 North Andrews Avenue in Fort Lauderdale, Florida. The proposed project, designed by Adache Group Architects, envisions twin 41-story residential towers above a multistory podium, taking up a grand total of 1,407,205 square feet of space.

The project in numbers: This development is set to feature 682,945 square feet designated for residential purposes, accommodating 852 apartments. Additionally, there will be 44,531 square feet allocated for various amenities, 5,481 square feet for retail and restaurants, and ample parking facilities capable of accommodating 872 vehicles. The towers are projected to soar to a height of 477 feet up to the roof or 510 feet up to the bulkhead, putting them among the tallest structures either proposed or planned in Fort Lauderdale.

What we know about the residential portion of the project: Within the residential program, there will be a mix of 200 studio apartments, 392 one-bedroom units, and 260 two-bedroom units, ranging in size from 502 to 1,306 square feet. The array of amenities includes an eighth-floor pool deck, fitness room, café, pet grooming station, conference room, game room, and spa. Each tower will feature sky garden decks on the 19th and 30th floors.

Particular, one-of-a-kind aesthetics: The project, slender and with a unique rooftop, will significantly contribute to the dramatic skyline of the city. Notably, the proposal features multiple "sky gardens" that will punctuate the building façade, providing attractive open spaces for residents.

A carefully thought out timeline: The project has been planned to accommodate phased construction, showcasing the prudent approach taken towards its execution. While the site conforms to the necessary zoning for this comprehensive plan, Kushner Companies has requested certain waivers to address the unique challenges associated with constructing on a narrow plot of land. Specifically, they seek additional height allowances to optimize the project's functionality.

The team behind this project: The project team comprises Moss Construction, serving as the general contractor, with Stephanie Toothaker acting as the land use attorney. McLaughlin Engineering Company is in charge of surveying, Jeremy Chancey is the arborist, Traf Tech Engineering, Inc. is the traffic consultant, South Dade Lighting, Inc. is managing photometrics/lighting, Capitol Airspace Group is overseeing FAA compliance, and LAZ Parking is optimizing parking solutions.

Pending approval, the 400 North Andrews development is poised to be a transformative addition to Fort Lauderdale, addressing the need for housing, retail, and amenities, all while enhancing the city's skyline and overall walkability.
