Kushner Breaks Ground on 39-Unit One Eighty Ocean in Long Branch
Kushner affiliate PV Condo LLC has broken ground on One Eighty Ocean, a 39-unit luxury condominium at 180 Ocean Ave., featuring two- to four-bedroom residences with private terraces and ocean views.

What Kushner Is Building In Long Branch
Kushner is expanding its Long Branch presence with One Eighty Ocean, a boutique 39-residence condominium at 180 Ocean Ave. The project is positioned immediately south of the firm's Pier Village district, giving residents access to the broader retail, dining, hospitality and residential ecosystem.The residences will feature two to four bedrooms, floor-to-ceiling glass and private terraces, with public records indicating direct ocean views from every home. Select terraces will include outdoor kitchens, plunge spas and fire pits. Nicole Kushner Meyer, president of Kushner, said the team wanted the project to be “the crown jewel of the Jersey Shore.”
She added that the limited 39-unit scale was intentional, saying, “We wanted One Eighty Ocean to feel like a home and for it to feel like your home, not simply another unit in a condominium project.”
What The Luxury Condos Will Offer
MHS Architects designed a stepped façade that creates larger private terraces while maximizing natural light and ocean views. Interiors by TALLITIEN will feature ceiling heights reaching 10 feet, 6 inches, oversized living and dining areas and high-end finishes.The amenity package will span three levels, including an oceanfront pool deck, swimming pool, landscaped gathering areas and an outdoor cinema.Residents will also have access to a wellness suite with treatment rooms, hydrotherapy shower, sauna and steam room, along with an ocean-facing fitness center and yoga studio.Indoor social spaces include a great room, salon, bar, billiards area, resident lounge, card room, screening room and children's playroom. A rooftop terrace will provide additional dining, entertaining and lounge space.
What The Long Branch Condo Market Shows
One Eighty Ocean enters a Long Branch luxury market that has continued to produce multimillion-dollar condominium transactions. In 2024, a penthouse at The Atlantic Club was contracted for $5.95 million, setting a local condo price record at the time.More recent market data also shows increasing activity at the higher end. Long Branch recorded five sales above $2 million in Q2 2026, compared with two during the same quarter in 2025, according to Monmouth Ocean Regional REALTORS data compiled by Sotheby's International Realty.That creates a growing pipeline of luxury inventory along the oceanfront, including One Eighty Ocean and the 132-unit Atlantic Club. The limited supply of new oceanfront development sites remains an important factor for developers targeting high-end buyers.
What One Eighty Ocean Means For Kushner
The project represents another step in Kushner's long-term investment in Long Branch. The firm's Pier Village district has become a major mixed-use destination with retail, restaurants, apartments, condominiums and hotels, while Kushner is also advancing additional residential projects in Monmouth County.
Kushner CEO Laurent Morali said the location makes the project particularly significant.
“When you find a location like this, you owe it your very best,” Morali said. He added that the goal is to provide “the finest experience on the Jersey Shore, just 90 minutes from the city.”
The development team is marketing the project with SERHANT, while a sales gallery is open at 15 Morris Ave. Prospective buyers can enter nonbinding reservation agreements ahead of condominium sales.
