Proposed Luxury Housing Complex by Kushner Companies in Surfside, Florida

Renowned real estate firm, Kushner Companies, is making headlines with their latest venture in Surfside, Florida. The New York-based company has set its sights on a 2.23-acre site at 9300 Collins Avenue, for which it paid a whopping $40 million in September. The ambitious plan? A luxury housing complex that promises to redefine the local real estate landscape.

What's in the Pipeline?

The proposed development is a 140,637-square-foot apartment building that stands three stories tall. It is set to house 87 units, with floor plans ranging from one to three bedrooms. The sizes of these homes are expected to vary between 1,128 and 2,284 square feet each.

But that's not all. The complex will also feature over 7,000 square feet of indoor amenities on the ground floor. Residents can look forward to a rooftop pool deck and a 700-square-foot synagogue. To cater to the parking needs, plans include 194 underground parking spots. The architectural design is being handled by Jo Palma & Partners.

A Blend of New and Old

Interestingly, the project isn't just about new construction. Kushner Companies also plans to preserve a historic building on the site. This 2,250-square-foot structure was built in the 1940s and adds a touch of nostalgia to the otherwise modern complex.

The proposal is currently under review by Surfside’s Planning and Zoning Board and is expected to be considered on November 30. It's worth noting that this isn't the first time a developer has shown interest in this site. Previous plans by Eden Surfside LLC, the former owner, for a townhome development and later a hotel, didn't materialize.

Addressing a Distressed Development

As reported by the Real Deal, Kushner Companies is now working on this "distressed development". The project, if approved, could breathe new life into the site and provide a boost to the local real estate market.

Whether you're a prospective homeowner, a real estate investor, or an industry professional, this development is one to keep an eye on. It's a testament to the dynamic nature of the real estate industry and the potential for transformation even in distressed developments.

Stay tuned for more updates on this exciting new project in Surfside, Florida.
