Kolter Urban pushes construction into the advanced phase

Kolter Urban has moved ONE Tampa past a key milestone, with the tower now rising above the halfway point in Downtown Tampa. With more than 25 floors completed, the project is transitioning from pure structural work into a more advanced phase. Exterior systems are going up while crews continue building vertically, showing strong execution and momentum.

Luxury condo positioning drives project strategy

The 42-story tower will deliver 225 condominium units designed for high-end buyers. Residences will range from roughly 1,100 to 4,000 square feet, with larger homes and penthouses occupying the upper floors. This unit mix clearly targets the luxury segment, where demand in Florida markets has remained strong due to migration and wealth inflows.

Shift from structure to enclosure underway

Construction has reached the point where multiple phases are happening at once. While upper floors are still being poured, lower levels are already seeing glazing installation and interior framing. This overlap is important for timelines. Once the enclosure begins, projects typically move faster toward completion as interior work ramps up.

Amenities support premium pricing in a growing market

The building will feature a two-level amenity program, including social spaces, wellness areas, and workspaces. Every unit will include floor-to-ceiling glass and private terraces. These features are designed to support premium pricing and attract buyers looking for lifestyle-driven residential products in an urban setting.

Downtown Tampa continues to gain investor attention

ONE Tampa is located in the city’s central business district, an area that has seen rising residential demand and new development activity. Tampa continues to benefit from population growth, corporate relocations, and relatively lower costs compared to other major cities, making it a key target for developers and investors.

What this means for residential investors

Kolter Urban’s progress highlights continued confidence in Tampa’s luxury condo market. Developers are pushing forward with high-end projects as demand remains strong. For investors, this reinforces a broader trend. Sun Belt cities like Tampa are attracting capital, and well-located luxury developments continue to offer long-term upside.
