New York-based developer Kimco Realty is setting its sights on an ambitious project in Kendall, FL, proposing two 12-story towers that could reshape the local landscape. The towers are intended to house a total of 630 apartments, with varying configurations ranging from studios to three-bedroom layouts, spanning 528 to 1,615 square feet each.
A Phased Approach
The development's rollout is set to take place in phases. The first tower, encompassing 269 apartments, will kick off the project. Alongside the residences, this phase will also feature 13,000 SF of retail space, adding to the dynamic mix.
The second tower, which is part of the second phase, will contribute an additional 361 apartments and nearly 22,000 SF of retail. As the project progresses, the community's appeal is set to be enriched with amenity decks, swimming pools, and convenient parking garages.
A Redevelopment Trend
Kimco Realty's proposed project mirrors a broader trend of repurposing shopping mall sites for multifaceted developments. The Palms at Town & Country Mall in Kendall, where the project will take shape, offers an intriguing backdrop for this endeavor. Spanning 67.1 acres, this location represents a substantial opportunity for the transformation envisioned by Kimco Realty.
