What Kettler is delivering

Olivette has officially topped out at 1401 Channelside Drive, marking a major milestone for Kettler and its partners in Tampa. The 10-story building will bring 376 residential units to the fast-growing Gasworx district, along with ground-floor retail space. The project is being developed in partnership with Darryl Shaw and PPF Real Estate. Construction began last year, with Moss Construction serving as general contractor. Delivery is expected by October 2027.

What the project includes

Olivette is designed as a mixed-use residential asset with strong amenity offerings. The building will feature two elevated amenity courtyards on the seventh floor, along with 481 covered parking spaces. Retail at the base is expected to activate the street level and complement the broader Gasworx vision. Design is led by S9 Architecture along with Smallwood and Bandura.

Olivette is part of the second phase of the larger Gasworx development, a major mixed-use transformation in Tampa. The broader project includes additional components like a six-story office building and the adaptive reuse of a warehouse into a marketplace. This mix of uses is shaping Gasworx into a live-work-play district. As the tallest building in the area, Olivette will play a central role in defining the skyline and residential density of the district.
